Complete NIE guide for foreigners: Buying property in Galicia step by step

What Is the NIE and Why Do You Need It to Buy in Galicia?

The NIE (Número de Identidad de Extranjero) is a unique personal identification number assigned to foreign citizens by the Spanish government. It is essential for virtually any legal transaction in Spain, including buying property. Without it, you cannot sign the deed before a notary, open a Spanish bank account for the transaction, or pay the required purchase taxes.

Where to Apply for Your NIE in Galicia

There are several locations in Galicia where you can submit your NIE application:

  • A Coruña Police Station (Comisaría): Located at Rúa Manuel Murguía, s/n. This is the primary office for the province and the most relevant for Costa da Morte buyers.
  • A Coruña Foreign Nationals Office (Oficina de Extranjería): For residency-related procedures.
  • Santiago de Compostela Police Station: A valid alternative if you are closer to Galicia's capital.

You must book an appointment in advance through the Spanish National Police online portal. Appointments are in high demand, so we recommend checking early in the morning for newly released slots.

Required Documents

  • Valid passport (original and photocopy), or national ID for EU citizens.
  • Form EX-15 completed (for non-resident NIE) or EX-18 (for residency).
  • Proof of reason: A deposit contract, letter of intent, or any document proving your interest in purchasing a Galician property.
  • Recent passport-size photograph.
  • Paid fee: Modelo 790 código 012, paid at a collaborating bank before your appointment.

Timelines and Costs

The NIE application fee ranges from €9 to €16. Processing times vary:

  • EU citizens: Often issued the same day, or within 1-7 days.
  • Non-EU citizens (non-resident): Typically 1 to 4 weeks, depending on workload at the police station.

We recommend starting the process at least 6-8 weeks before your planned signing date.

NIE vs. Residency: Which Do You Need?

  • Non-resident NIE: Sufficient to buy property, open bank accounts, and pay taxes. Ideal for second homes or investment properties.
  • Residency card: Required only if you plan to live in Galicia for more than 183 days per year.

For most international buyers seeking a second home or investment on the Costa da Morte, the non-resident NIE is all you need.

Can You Buy Without a NIE?

You can begin the buying process with your foreign passport, but you must have your NIE to sign the public deed before a notary. Some notaries may allow you to commit to providing it later, but this varies. The safest approach is to obtain your NIE before starting your property search.

Practical Tips for Foreign Buyers in Galicia

  • Hire a bilingual gestor: A specialized administrative agent saves time and prevents costly mistakes.
  • Open a Spanish bank account: Do this as soon as you have your NIE.
  • Appoint a fiscal representative: Mandatory for non-resident property owners in Spain.
  • Certified translator: If you are not fluent in Spanish, a sworn translator may be required at the notary.
